Villa Xenia and Villa Dream are located in the center of Simeiz near the Cypress Alley. Here the descent to the sea begins along steep paths. The facade of Villa Xenia overlooks the Cypress Alley, and Villa Dream is on the other side on the hill. Cypresses and pine trees of Simeiz Park grow at its foot.  

Both villas were built in the period 1911-1915. At the end of the 19th century, the Maltsev brothers owned Simeiz. They divided their possessions into small plots for the construction of summer cottages. Thus, the Simeiz resort developed and attracted rich people. Villa Xenia and Villa Dream have become the most beautiful cottages of the new resort.  

There is no exact information about the architects and builders of the villas, but researchers believe that Villa Xenia and Villa Dream were designed by the famous in Crimea architect Nikolai Krasnov. According to his sketches, many villas were built in Simeiz. He also drew sketches for the construction of the royal Livadia Palace in Yalta.  

Villa Dream is built in the Moorish style, and its tower even resembles the minaret of a Muslim mosque. Villa Xenia is built in neo-Baroque style. Both villas have the status of architectural monuments of Simeiz, but are currently in an abandoned state. Of particular concern is the condition of Villa Dream. The frame of the building is still preserved, but there are no windows and it can be seen that it is being destroyed. 

After the Revolution of 1917, the villas were nationalized. The villas Xenia and Dream housed the buildings of the tuberculosis dispensary, but in the 1990s it was moved to another place. The premises of the villas remained unattended, and fell into disrepair. In 2020, they were sold into private hands and their restoration is planned soon.
